1. Record what's happening
Document the symptoms, prevent further damage where it's safe, and note the history.
2. Evaluate the house and the ground beneath it
Because karst limestone can move water in unpredictable directions underground, the plan needs to cover drainage routing, standing water, liner attachment, termite-inspection access, air sealing, equipment placement, and existing framing condition -- in that order.
3. Pin down a written scope
Clarify prep, protection, materials, access, permits, testing, cleanup, restoration, exclusions, and change-order rules.
4. Line up and compare providers
Verify credentials and compare each proposal's reasoning, not just the total cost.
5. Do a closeout walkthrough
Confirm testing, cleanup, documentation, and remaining warranty responsibilities.
